I have Resided Centennial Point Since: July 2003
Why Do You Want To Serve on The Board: I was the first homeowner to serve and
I have been serving since March 2004. I would like to maintain the integrity
of the Board, safety, and upkeep of this community.
Qualifications you believe would be Valuable to the HOA:
I have a strong commitment to our country and to this community. I have been
demonstrated this through his leadership and service in the United States Marine
Corps during his service in Saudi Arabia for operation Desert Storm, which earned
him the distinguishing Certificate of Commendation from the United States Marine
Corps. Within Clark County, I have assumed an important role with the Veteran
Community. I am past Chaplain for the Henderson Veterans of Foreign Wars
and the Las Vegas Marine Corps League. I have made numerous appearances
at funerals for our fallen serviceman, parades, and community functions. I
am also Director for Veterans in Politics International, Inc., and I have testified
in front of our State Legislature on various Veteran issues.
I have participates in Town Hall Meetings, County Commission Meetings, Planning
Commission Meetings, and City Council Meetings. I have earned a Certificate
of Recognition by Assembly Woman Valerie Weber and a Certificate of Appreciation
by Assemblywoman Marilyn Kirkpatrick.
Additionally, I have participated with our Judicial Community by lobbying for
a permanent Small Claims Court Room for our new Regional Justice Center. I
have authored and published a self help book on "How to Collect on Your
Bad Debt Accounts". I have provided education and complimentary books
to many citizens within the community to assist in their preparation for Small
Claims Court. I am an instructor for National Business Institute on Collections
Law. I am Commentary Writer for the Las Vegas Tribune with his own column "The
Veterans View". I am a host for a weekly internet radio show on All
Talk Radio dot Net.
I am also very active within the Republican Party. I am a member of several
Republican Coalitions. I have been elected to the Clark County Republican
Party - Executive Board and designated Chaplain. I have done numerous invocations
for the Las Vegas City Council, Clark County Board of County Commissions, Secured
Boarders USA, and the 9/11 Memorial.
Furthermore, I am the Vice President for the Asian Republicans of Nevada (ARN). I
am instrumental in creating awareness within the Asian Community regarding political
and social issues. I have promoted active participation in the election
process for the Republican platform both locally and nationally by eligible voters.
In closing I have been a Candidate for Las Vegas City Council Ward 6 in 2005
and Clark County Public Administrator in 2006.
Goals for HOA:
Since been on the Board we have placed lights into the park, hump bumps around
the park, two stops signs in the community, created a quarterly news letter, move
the school bus stop that was directly in front of the communities main entrance
and exit gate, place dog stations around the community, place no trespassing
signs, enforced the no street parking, created a night inspection, placed a secured
lock on the Parker Springs pedestrian gate, maintain the budget, repaired the
gates vehicle gate and make them operational, maintain the landscaping within
the park, created two more Board positions, maintain the graffiti with the community,
enforced solicitation on mail boxes, maintain the street sweeping, terminated
the contract for the old property management and brought in a reputable property
management, have an open communication with home owners, and enforced the
CC&R's.
We are working on a Neighborhood Watch project within this community. Vandalism,
auto theft, inconsiderate neighbors, and burglaries is getting out of control. My
goal is to maintain the Safety of this community and make it a place you call
home.

Centennial Point Home Owners Association
Steve was unanimously elected with no opposition for a two year term as the President of the Centennial Point Association Board.
My name is Steve Sanson I am President of Centennial Point Home Owners Association. I was first elected in May 2004 an appointed Treasurer attempted to work with the Builder. In September 2004 the Home Owners took control of the Association and I was appointed President.
While being President of your association I and the board noticed a lot of issues that needed improving.
1.) We installed low voltage lights to the Park and Entrance from dusk to dawn. We installed a light to the basketball court to be shut off by 10:00 PM. We thought that as homeowners need to enjoy the park and we need to protect the safety of our homeowners. Children need a place to play and we need not to attract the negative attention in an unlighted area.
2.) The gates were another major issue. The gates were being broken all the time, people would use their vehicles to push the gates in and this would break the arm of the gates and cause major repair bills. We informed the homeowners and we installed spikes onto the gates on both entrance and exit to prevent costly repairs. We gave each homeowner a personal identification code and made sure that they received their remotes to operate the gates. In addition, we placed Magnet Locks on the gates so they would not be pushed in.
3.) The landscaper that was being used prior to the board was terminated. We hired new landscapers to maintain the park and common areas.
4.) We signed a contract for a website that was user friendly to give, you the homeowner a working knowledge of the community and keep you better informed.
5.) We as a board were split on
the parking issues with regard to the CC&R. In an effort to help us rectify
this concern we placed a survey out to the homeowners to find out if they were
for parking on the streets or against parking on the streets.
It is hard to receive votes from the homeowners, because 130 homes out of 266
homes are rental properties, almost 50% of the homes are rentals. Receiving
75% of the vote is almost impossible. With the low turnout in votes we had
no choice but to enforce CC&R 4.18.12 and 4.18.3 the No Parking on the
street rule. We hired a Parking Enforcement Company, sent the homeowners notice
that this procedure will take place and gave those 30 days to make proper arrangements,
In addition, we sent out Visitor Passes to all homeowners.
6.) We also enforce the CC&R as far as our inspections of the property to make sure homeowners are aware of violations and to make sure that a homeowner are not infringe upon by another.
7.) In an effort to help out homeowners
with more than two vehicles we started to expand driveways. If the homeowner
wanted to expand his/her driveway they would submitted and Architectural Review
to the Board and we would take a look at the design to make sure that they
had the space to do this, it was not infringing upon their neighbors, and it
was not a safety issue.
Our Secretary Donna Jester is our Architectural Review Board if there is something
on an Architectural Review that is questionable she informs the board.
8.) We also noticed a large dog
population within the community. We installed Pooper Scooper signs and Dog
Stations will be in place soon.
9.) We utilize the park for Community Events, such as Garage/Park Sales and Independence Day.
10.) As of June 2005 Treasurers Report we have $66,792.95 in our operational funds and $19,979.00 in reserve. Our Treasure is Adam Dunyon he makes sure that we do not go over budget and insures that bills that are paid is legitimate.
11.) We also rehired RMI Property Management to insure the quality and safety of this community. Together with the Board we strive to give each homeowner a good and safe quality of life in this community.
12.) As President our lives don't stop in this community I have effectively taken on roles outside this community to better serve us. I have instructed RMI and I wrote letters to our County Commissioner Chip Maxfield. In an effort to force Republican Service to maintain their twice a week trash pickup. With all the letters that were against the once a week trash pickup Republic Service has changed their focus. You could see my letter in the Press Release button on my website at SteveSanson.com.
13.) I have also attended dozens
of Town Hall meetings held by our former City Councilman Michael Mack, Planning
Commission Meetings, and City Council Meetings.
14.) I have also attended at meeting recently held by NewMarket Land Company; they are proposing to rezone Tee Pee and Oso Blanca from residential to commercial adding office buildings and a 24 Hour convenient store with a gas station on the 5.03 acre parcel. 15.) We are also looking at the
feasibility of adding Speed Bumps and In Ground Spikes to the exit gates. We
are receiving information about a lot of near misses at the exit gate. It seems
that people are using the exit gate as an entrance and causing near collisions
with on coming vehicles exiting the property.
Our community has growing tremendously with children and dogs we need to maintain
the speed limit surrounding the park to insure none of our children or pets
is placed in harms way. Speed limit signs will not work we need to have large
speed bumps to slow the traffic down around the park.
These are the few accomplishments that we have made and we have a long road to go in maintaining the quality of life you expect and deserve. As your President I will insure that I hold this office with my utmost ability to insure that our safety and welfare is maintained. No members of the Board receive any payments to do this job; we do it because we care about this community.
